Sitemark celebrates 20 years of driving innovation in facilities management

* Sitemark-group-shot.jpegSitemark, a leading independent facilities management benchmarking and best practice consultancy with clients both in the UK and far further afield, is celebrating a major milestone in 2025: 20 years of transforming the way organisations manage, measure and improve their facilities.

Founded in 2005 by Mike Boxall, Sitemark has grown from a pioneering idea into one of the most trusted and data-driven FM consultancies in the country. Over two decades, it has reviewed more than 10,000 buildings across the UK and overseas and supported over 1,000 clients across sectors including healthcare, education, commercial property, retail, aviation, government and culture.

At its core, Sitemark has remained true to a single mission to make facilities work better for people, performance and the planet.

When he established Sitemark, Mike had already spent years in the FM sector and could see a clear gap between service delivery and measurable results.

"When we set up Sitemark back in 2005, the goal was to help organisations truly understand how well their facilities were performing and to give them the evidence and insight to do better," he explains. "Our vision has always been to transform built environments into safer, healthier and more sustainable spaces for everyone who uses them and that commitment is just as strong today as it was 20 years ago."

Mike's leadership has been instrumental in shaping Sitemark's cleverly-designed benchmarking model - one that balances efficiency (labour, cost, energy and materials) with effectiveness (service quality, compliance and user experience). This dual-focus framework has since become an industry benchmark in itself, moving FM beyond cost-cutting to focus on total value, quality and long-term improvement.

People-powered data…
While Sitemark's reputation is built on data and analytics, Mike is clear that people remain at the heart of its success.

"FM is ultimately about people from the cleaners and maintenance teams who keep buildings running, to the end users who rely on safe, comfortable environments every day," he explains. "The data is just a tool; the real impact comes from how it's used by people to make better decisions."

* Member badge.jpgOver the years, Sitemark's consultancy team has grown to include industry specialists in every FM discipline from waste and cleaning to engineering, energy management and workplace strategy. This breadth of expertise allows the team to provide holistic reviews that reflect both operational and cultural realities, not just spreadsheets and statistics.

The power of benchmarking…
Sitemark's FM Assessment Framework remains the foundation of its work. By combining performance data with on-site reviews and industry comparisons, the company gives clients a clear picture of where they stand and how to improve.

This clarity has enabled organisations to save £millions, enhance compliance, improve workforce morale and strengthen sustainability performance. In many cases, Sitemark's insights have helped clients turn reactive maintenance operations into proactive, strategic FM functions.

"Our role is to give clients the confidence to make informed decisions," says Mike. "We provide the evidence base that boards, estates teams and service providers need to align and work together more effectively."

Innovation has always been woven into Sitemark's DNA, but the company's evolution into a data-intelligence leader has been driven in large part by Mitch Evans, IT manager and long-standing member of the Sitemark team.

Mitch joined the business in its early years and has been instrumental in developing the company's data systems, reporting tools and digital benchmarking platforms. His work has transformed how Sitemark collects, analyses and visualises FM data, turning decades of benchmarking experience into actionable insights.

"With advances in processor speeds, cloud integration and AI, the data we've been gathering since day one has become even more powerful," says Mitch. "We can now spot performance trends, risks and opportunities much faster. That means our clients can act early, reducing waste, avoiding costly issues and continuously improving service delivery."

Raising standards across sectors…
Throughout its 20-year history, Sitemark has played a pivotal role in improving standards across the FM industry. Its consultancy and benchmarking programmes have influenced how organisations manage waste, cleaning, security, maintenance and energy performance.

By partnering with both public and private sector clients from NHS Trusts and universities to global corporates and local authorities, Sitemark has helped drive consistency, transparency and accountability in a sector that often operates behind the scenes.

The company's impact extends beyond numbers. Through workshops, reports and improvement plans, Sitemark equips clients with the tools to sustain excellence long after a project ends. Its benchmarking model encourages continuous improvement, turning lessons learned from one organisation into better practice across the entire FM community.

A culture of continuous improvement…
Internally, Sitemark has cultivated a culture of curiosity, learning and collaboration. Many of its team members have been with the company for over a decade - a testament to the values of trust, integrity and innovation that underpin its success.

Mike and Mitch credit the company's longevity to that shared commitment.
"We've never stood still," says Mitch. "Every project teaches us something new about people, buildings and what 'good' really looks like in FM. That learning is what keeps us relevant and helps our clients stay ahead."

This people-first culture has also attracted long-term partnerships. Many of Sitemark's earliest clients continue to work with the organisation today, demonstrating the value of trusted, data-driven relationships in a fast-changing industry.

The next chapter…
As the FM landscape faces unprecedented pressures from rising costs and labour shortages to sustainability targets and new AI-driven technologies, Sitemark remains firmly focused on the future. Reflecting on the past whilst planning for the future, Mike says:

"The last 20 years have been about raising standards and helping organisations achieve more with their facilities. The next 20 will be about harnessing technology, data and best practice to make FM more effective, resilient, and sustainable than ever before."

Looking not quite so far ahead, Sitemark plans to expand its data intelligence capabilities even further, building on its unique FM database to provide predictive analytics and strategic foresight that help clients anticipate change; not just respond to it.

The consultancy is also committed to nurturing the next generation of FM professionals, ensuring that the lessons learned from two decades of benchmarking excellence continue to shape a stronger, smarter and more sustainable built environment.
